When read Martin Modern price that we sell in the market, it’s recommended to bear in mind the land cost and profit margin from us as the developers. Martin Modern is a government land sales development. GuocoLand Limited, successfully, won the tender by the top bid of $595.1 million, or $1,239 psf per gross floor area over the rest 12 bidders in June 2016. And 10 of the total bidders are local developers, which is a clear vote of confidence for the Singapore market. What’s more fortunate,  GuocoLand bid was just above the next bid of $588 million or $1,224 psf ppr by companies also under City Developments Limited.

GuocoLand and other bidders had set benchmark prices for 99-year leasehold homes in the River Valley area and experts has exptected that it could exceed even prices of resale freehold homes in the area. The Martin Place site is large and has a cap of 450 homes, which works out to average unit sizes of about 100 sq m or 1,076 sq ft. The offer price of $1,239 psf ppr would be a record for a pure GLS residential site and exceeds the $1,163 psf ppr cost for the Highline Residences site in April 2013 and the $1,157 psf ppr for the Sophia Hills plot in September that year. The Sophia Hills site was the last time a District 9 site was put up for sale.

The year of 2016 was the start of the recovering of high-end residential market when another 99-year leasehold condo Twin Peaks along Leonie Hill Road launched for sale and performed quite well. One yer later in 2017, there was even more bullish bid of $955.4 million for a residential plot in Jiak Kim Street, the former site of popular nightspot Zouk. The 13,482 sq m site in Jiak Kim Street comes with commercial use on the first floor. Frasers Property’s bid for the site translates to $1,732.55 per sq ft per plot ratio, only 0.6 per cent above the bid from Hong Leong Holdings and Hong Realty.

GuocoLand launched Martin Modern cautiously in July 2017 and sold 110 of the 450 units within about two weeks of its launch. Average selling prices at Martin Modern, the first major launch in the Robertson Quay neighbourhood in eight years, ranged from $2,009 psf to over $2,500 psf. Actually, Singapore has seen the bullish residential market when Martin Modern launched. More developers bid aggressively for the land by government land sales or collective sales. Record-breaking land prices occurred in both mass and luxury housing market. Developers acknowledged there would be pressure for prices to go up in view of the aggressive land bids and fewer condo completions.

As time goes into 2021, there are total sold units of 409 out of 450 units in the twin 30-storey condo Martin Modern. It left only 41 units which mainly are 2-bedrooms, and only few 3/4 bedroom units. When cheese back the recent transactions, the average selling prices increase steadily during the past 2 years and an half and hit $2,649 psf right now. The selling prices ranged from $2,009 psf for a 1,012-sqft unit in 2017 to  $3,254 psf for a 1,799-sqft unit in 2019.
